The Space
This private villa offers a flat, safe walk to top restaurants, gyms (Bali Fit Corner, Bali Training Centre, Bambu Fitness), and yoga studios. The French bakery (Fren’cha) is just 100 meters away, The Cashew Tree restaurant is 250 meters, and Lucky Fish BBQ on the beach is only a 5-minute walk. Other local favorites like Chela, Casa Asia, Bambu, and Gooseberry are also within walking distance. Laundry service is located just 50 meters away, with three spas nearby. No other villa in Bingin offers this level of space and accessibility. A 6-seater golf cart is available with advance booking, and airport transfers can be arranged.

Each of the nine bedrooms has an identical layout and is accessible via key-card entry. All include ensuite bathroom, air conditioning, 65” Smart TV with streaming access, mini fridge, Nespresso machine, and Dyson hair dryer.

Enjoy a fully equipped, professional-grade kitchen with a large oven, griddle, BBQ, and two fridges for food and drink storage. Catering services with sample menus are available upon request.

Electronic blinds in the communal area offer sun and rain protection. The space is also equipped with a Sonos surround sound system and full Wi-Fi coverage through the latest MESH system (average 50–200 Mbps). Note: the main fiber optic line only covers the communal space, but portable Wi-Fi can be provided for private use.

The large swimming pool includes a shallow area ideal for children or lounging adults. Pool volleyball is available. Please note that both the pool and fish pond are unfenced—children must be supervised at all times.

Our villa manager will assist with check-in and be available for any needs. Staff will feed the fish and turtles daily.

Important Notes Before Booking
-Respect the Property: This is a private Airbnb villa, not a hotel. Please treat it like your own home. Towels, linens, kitchenware, and all villa items must be returned in their original condition.
-Makeup/sunscreen stains will incur charges: $100 USD per sheet, $40 USD per towel.
-Staff Onsite: A few team members (including 24/7 security) stay in the rear kitchen area. They maintain the garden and feed the animals daily. If full privacy is required, this villa may not suit your needs.
-Guest Policy: Only guests listed in your original booking are allowed on-site. Outside visitors are not allowed unless approved by the owner in advance.
-No Parties Allowed: This is a quiet residential neighborhood. Loud music or parties are strictly prohibited.
-No Backup Generator: In the event of a power outage, the villa will be without electricity until the local provider restores service.
-Strict Check-Out Time: Check-out is at 11:00 AM sharp. Late check-out requires booking an additional night.

Guest Access
You’ll have exclusive access to the entire villa, garden, and pool during your stay.

Other Things to Note
-Safety: Some areas, like the staircase (no handrail) and the unfenced pool, are not child-friendly. Children are welcome but at your own risk. Constant supervision is essential.
-Animal Pond: Please don’t touch the turtles or fish. The large Oscar fish may bite!
-Power Cuts: No generator backup available.
-No Subletting Allowed: Hosting retreats or reselling rooms is not permitted unless granted permission by the owner in advance.
-Security Deposit: A USD 1,000 security deposit will be collected upon arrival and refunded if no damage occurs during the stay.
-Capacity: The villa can accommodate up to 21 guests with an additional 3 extra beds available at IDR 600,000 per bed per night.
-Check-in: From 3:00 PM
-Check-out: By 11:00 AM
-Late Check-out: Available based on availability and with extra charges:

• Until 6:00 PM: 50% of the nightly rate

• After 6:00 PM: Full nightly rate applies
